Project Overview

MFS Consulting Engineers & Surveyor, DPC provided professional structural engineering services for the renovation of restrooms, locker rooms, and showers at the Rockaway DOT Maintenance Yard, located at 200 State Route 15 South, Wharton, New Jersey. The project, commissioned by the State of New Jersey Department of the Treasury, Division of Property Management and Construction (NJDPMC), aimed to address health and safety concerns for the staff on-site, with specific attention to structural cracks in the men’s restrooms caused by past building settlement.

Project Details

MFS prepared all structural design calculations and produced final construction documents signed and sealed by a New Jersey Professional Engineer. The deliverables included construction notes, framing plans, elevations, sections, details, and specifications. The team also reviewed cost estimates related to the structural scope of work and facilitated the design through key phases of development.

In the design development phase, MFS participated in meetings to discuss and refine the design approach. The team produced structural drawings, engineering specifications, and dimensioned details while ensuring compliance with all relevant structural codes and standards. Deliverables included comprehensive drawings, sections, schedules, and typical structural details.

The final design phase built on this work by incorporating detailed structural drawings and finalized engineering specifications. These documents provided the foundation for the construction phase, ensuring the design met all project requirements.

During the permit application phase, MFS prepared electronic CAD and PDF drawings along with technical specifications for permit submission. The team addressed comments from the Division of Codes and Standards (DCA) as part of the resubmission process, ensuring all documentation met regulatory requirements.

During the construction support phase, MFS provided administration services, including reviewing submittals, shop drawings, and responding to RFIs.
