MFS Engineers & Surveyors provided professional land surveying services for the New York Power Authority (NYPA) project, delivering a comprehensive land title survey in accordance with the 2021 ALTA/NSPS standards and the Optional Survey Responsibilities and Specifications Table A checklist.

MFS’s survey team utilized GNSS RTN and Leica SmartNet technology to establish a precise survey control pair at the site. This control pair facilitated the establishment of a closed traverse loop around the interior of the property. The survey control was tied to the NAD 83(2011) NYLI horizontal datum and the NAVD 88 vertical datum, ensuring the accuracy of the measurements.

A detailed site survey was conducted using conventional survey equipment to capture all planimetric features of the property. During this process, MFS surveyed all property corners and reset any points that were missing or destroyed. A legal description with metes and bounds outlining the lot boundaries was included in the final survey, providing a clear and accurate representation of the property lines.

The final deliverables were provided via digital delivery in MicroStation or AutoCAD format, ensuring seamless integration into the client’s design and documentation workflows. The survey incorporated essential information, including the impact of Schedule B exceptions, zoning classification with setback dimensions, and flood designation.
