Project Overview

MFS Engineers & Surveyors (MFS) provided professional site/civil engineering services in support of the Chocolate Factory Theater Project located in the borough of Queens, New York. The project consisted of an adaptive reuse of the existing one-story industrial building on site. The existing structure has a gross footprint of approximately 7,500 square feet (SF).

Project Details

The MFS team supported the project by providing professional site/civil engineering services to assist with the development of the NYCDOB Builders Pavement Plans (BPP) for right-of-way improvements, storm water and sanitary sewer upgrades including stormwater management via NYCDEP Site Connection Proposal (SCP), and NYCDPR Street Tree Planting Plans.

Preparation of the Builders Pavement Plans (BPP) utilized NYC DOB/DOT standards and specifications, including bringing existing pedestrian ramps up to current code. NYCDPR permitting was triggered by proposed construction within 50’ of the two (2) existing fronting NYCDPR street trees; submitted plans documented proposed tree protection during construction via NYCDPR standards and specifications. Sewer modifications included new connections and stormwater management designed to address existing stormwater drainage within the context of current code requirements.

Initial plans were prepared for fundraising purposes; once funding is secured, MFS will formally submit permitting documents and pursue necessary approvals for this cultural reimagination of The Chocolate Factory Theater.
